FAQ
What Does Title Insurance Cost?
Title insurance premiums have been set by the State of Florida. This promulgated rate is based on the price you are paying and the loan amount on your property. The initial rate is $5.75 per $1000.00 up to $100,000.00; then an additional $5.00 per $1000.00 for coverage between $100,000.00 to $1,000,000.00; and then an additional $2.50 per $1000.00 up to $5,000,000.00. Lenders will require various endorsements based on your property and the type of loan product you select. Some of these endorsements are charged at 10% of the base premium (Florida Form 9), most cost $25.00.
Do I Need a Will or a Trust?
The decision to prepare estate documents is very personal to you. They must be tailored to your needs and the people you want to benefit. Most clients can use a simple will to set out their wishes.
Trusts are better for blended families with children from prior relationships or when there are minor children. They are private since they are not placed with the public records.
There are other legal methods available to avoid probate, please contact us to discuss them.
What Is an Enhanced Life Estate Deed or Ladybird Deed?
This type of deed is a valuable tool in your estate planning decisions. It allows you to keep your property in your name and manage it throughout your life. Upon your death, the property is immediately transferred to the named beneficiary, called a remainderman, without the necessity of probate.
